How long has Home Rentals Depot been in business?

Are you licensed?
Yes, Christine Lanno is a licensed Real Estate Broker, with the State of Florida. Home Rentals Depot is a DBA of St. Cloud Property GRP, Inc., which is licensed with the State of Florida, as well. -
What type of rental properties do you manage?
Single family residences. -
Can I reach you after hours?
Yes, the office number goes directly to a cell phone, and your calls will be answered or returned quickly. -
Can you put the money directly into my account?
Yes, funds are dispersed via ACH or Direct Deposit, into your allocated bank account. -
When are funds dispersed?
Typically, funds are dispersed by the tenth of each month, depending on weekends and holidays. -
Do I get to see the lease or sign it?
We will send you a copy of our attorney’s sample lease during our onboarding process. -
How is rent collection handled?
Tenants can pay via Cashier’s Check, Money Order, or conveniently, through our Online Portal. -
How long of a lease do you sign?
Leases are typically 12 months, but a 7-month lease can be signed as well, with the owner’s approval. -
How much security deposit do you charge the tenant?
Security deposits are typically equal to one month’s rent but can be more depending on tenant’s credit report. -
How do you screen potential tenants?

How quickly will you start managing my property?
As soon as the necessary paperwork is signed by all owners and keys are turned over to the Property Manager. -
Do I receive a monthly statement each month?
Yes, you will receive a monthly statement through your online portal with a breakdown of your income, expenses, and disbursements. -
Who holds the tenant’s security deposit?
We hold all deposits for any properties we manage in our trust account. (Per Florida Statutes, security deposits must be held in a Florida based bank). -
Can you get my property in condition to rent?
Yes, after your initial inspection we can make suggestions on how to get your property ready to rent. We have an arrangement of various local vendors from cleaning, painting, plumbing, HVAC, etc. that we trust and have used for several years. -
Do you do inspections?
Yes. We do an initial move-in inspection, a periodic inspection halfway through the lease, and a renewal or move-out inspection. -
Do you get my approval before doing maintenance on my rental property?
We will call for approval if work exceeds $350.00. -
Are you a fully licensed Real Estate Office that can handle buying and selling?
Yes, Home Rentals Depot is a sister company of St. Cloud Real Estate, which can handle your real estate needs as well.
